HNTB Construction Change Manager in Bellevue, Washington

What We're Looking For

HNTB is actively seeking a Change Manager for immediate employment in Seattle, WA. The successful candidate will begin their HNTB career as part of the JV construction management team on Waterfront Seattle. Waterfront Seattle is a multi-contract program underway between now and 2025 led by the City of Seattle’s Office of the Waterfront and Civic Projects. It includes the construction of a park promenade, bike path, and surface street along the City’s central waterfront. The surface street is a rebuild of Alaskan Way from S King to Pike streets, spanning 17 blocks from Pioneer Square to Belltown that showcases new sidewalks, parking, landscaping, and lighting. A new overpass is under construction over the BNSF tracks from Pike to Bell streets. Become an integral part of this transformative project!

What You’ll Do:

  • Analyzes bid and design documents to perform detailed quantity takeoffs to support labor, equipment, and material cost development.

  • Performs detailed cost estimates by means of operational analysis utilizing past work experience and reputable industry publications for productivity assignment and overall cost development. Develops / builds the direct and indirect estimates in estimating software with guidance. Prepares detailed breakdown of components and elements of estimates.

  • Revises estimates and reports to management accordingly.

  • Provides support in price negotiations. Obtains cost information for materials, equipment, and services.

  • Performs related cost estimating and budgeting functions. Performs conceptual estimating.

  • Collaborates with scheduling team to develop productivity-based cost estimates and to ensure alignment of estimates to construction schedules.

  • Reviews contractual documents and contract modifications to determine scope of work, changes to scope, and cost estimates of scope changes.

  • Assists in preparation of independent cost estimates for submitted change order proposals.

  • Supports the review of estimates and proposals developed by third parties, including consultants’ estimates and contractors’ proposals.

What You’ll Need:

  • Bachelor's degree in Engineering, Architecture, Construction Management or related degree and 3 years relevant experience, or

  • In lieu of education, 7 years relevant experience with the development of cost estimates

What You'll Do:

  • Analyzes bid and design documents to perform detailed quantity takeoffs to support labor, equipment, and material cost development.

  • Reviews contractual drawings and specifications to determine scope of work, changes to scope, and cost estimates of scope changes.

  • Provides detailed review of Contractor’s forward priced and time and material estimates.

  • Prepares independent cost estimates (ICE) for modifications and/or additions to the contract design and /or specifications.

  • Researches cost data for materials, equipment, and services.

  • Performs related cost estimating and budgeting functions. Performs conceptual estimating.

  • Collaborates with scheduling team to develop productivity-based cost estimates and to ensure alignment of estimates to construction schedules.

  • Provides support in Contractor price negotiations on behalf of the Client.

  • Writes change order language in accordance with project specifications.

  • Logs and tracks cost issues in all phases, including assisting with processing change orders.

  • Reports on cost issues to design/construction management team and Client.

  • Duties may also include preparing economic cost studies, cash flows, and contingency analyses.

What We Prefer:

Estimating and negotiating for a General contractor or major subcontractor using commercially available estimating software.

Underground utilities and infrastructure experience on behalf of a public agency or large-scale private entity.

The approximate pay range for Washington is $88,601.46 - $138,581.76. Please note that the pay range provided is a good faith estimate for the position at the time of posting. Actual compensation will be dependent on factors, including but not limited to, the individual’s qualifications, experience, knowledge, skills, and abilities as well as physical work location within the state.
