The NW CM team is searching for CM professionals to join our teams managing projects such as: City of Seattle’s Waterfront Construction, Sound Transit’s Auburn, Kent, Puyallup, and Sumner Stations Parking and Access Improvements, City of Bellevue’s West Lake Sammamish Parkway, Seattle Department of Transportation’s Madison Street BRT Project, and Microsoft’s Pedestrian Bridge connecting the west and new east campuses over SR520 and light rail.
The Construction Manager I will lead a skilled team of office engineers, change management specialists, estimators, schedulers, and other project controls & document management staff on one of Seattle's most exciting construction management programs. This position will support the Project Manager and Sr. Resident Engineer in successfully delivering this large, complex construction management project.
Primary Focus Will Include:
Responsible for Construction Financial & Funding Management
Responsible for Change Management
Responsible for Contract Documentation & Record Drawings
Responsible for Cost & Schedule Reporting
Coordinate w/ Project Manager & Sr. Resident Engineer
Work with Contractor to negotiate and resolve issues
Manage and mentor a large staff of Office Engineers, Estimators, Schedulers, Project Controls, and Document Management staff.
Preferred Qualifications and Skills:
Professional Engineer or CCM preferred
Understanding of construction methods, including standards, equipment, processes, and an ability to read and interpret complex contract documents
Strong written and oral communication skills, including the ability to maintain good working relationships with clients, contractors, management, and coworkers
Proficiency with computer applications such as Bluebeam, Microsoft Word, Excel, Primavera, Project, Acrobat Adobe, and with mobile devices such as tablet computers.
What You'll Need
Responsible for gross revenue of <$1M.
Responsible for coordinating between Contractor and Architect in the timely resolution of technical field issues. Coordinates with Architects and Engineers for timely and accurate responses to requests for information.
Reviews submittals for conformance to plans and specifications. Develops strategies with the contractor to create submittal packages that conform to schedule requirements.
Confirms merit of change order request, develops estimates, negotiates costs and writes change orders.
Coordinates with surveying, testing and inspection staff.
Oversees staff in the maintenance and distribution of current contract plans and specifications.
Confirms contractor’s maintenance of record drawings prior to monthly progress payment to the Contractor.
Accountable for handling specific design aspects on projects appropriate to his/her discipline field.
Coordinates efforts of assigned design team to ensure completeness of accuracy of design effort.
Serves as technical liaison with client on project efforts.
Provides cost control on projects and quality control within discipline.
Ensures completeness and accuracy of design team work.
Performs other duties as assigned.
Bachelor’s degree in Architecture, Engineering, or Construction Management
8 years project/construction management experience
In lieu of education, Certified Construction Manager (CCM)
